When Eva Landreth moved to The Blue Mountains a decade ago, there were maybe four full-time families on her street and the rest were retirees and weekenders looking to enjoy the Ontario town’s four-season experience. Today that split is closer to fifty-fifty, she says.
“The pandemic pushed it into fast forward when people started living at their cottages,” said Landreth, a Century 21 realtor. “Now, I’m finding more families are coming and living here.”
One community attracting interest as a permanent residence is Windfall at Blue Mountains, a 128-acre development by Georgian Communities that is currently in its final phase. With more families finding appeal in Windfall’s relaxed lifestyle, Phase 6 includes spec homes for those seeking immediate move-in options without waiting for construction.

The community’s buzzing social hub, called The Shed, is also attracting families, she said. A vibrant gathering space, it offers year-round pools, a sauna, gym and playing field, as well as a clubhouse with a great room where you can warm by the fire or grill on the patio. Other nearby family activities include hiking, skiing, windsurfing, golf, tennis, boating, skating, tobogganing and fishing.
“A lot of people are gravitating towards this community because it has this extra recreational area,” said Landreth, noting that her even her nine-year-old son has taken up fishing. “The kids spend more time outdoors … there’s just a lot more for them to do.”
In addition to premium lots, the Windfall Builder’s Collection includes move-in ready semi-detached three-bedroom homes ranging from 1,585 square feet to 1,621 square feet and priced from $977,900 to $1,071,900, as well as detached homes ranging from 1,479 square feet to 2,531 square feet and priced under $1.5 million.

Each spec home offers more than $100,000 in options, including features such as luxury vinyl flooring, upgraded fireplace designs with timber mantels, stone countertops, additional pot lights or freestanding tubs in the primary bathroom.
As a realtor, Landreth is seeing more interest in The Blue Mountains from parents keen to raise their children in a small, safe community. They are attracted to the close proximity of Beaver Valley Community School, access to recreational activities like the local hockey club and kids’ day camps, and the fact that a good variety of grocery stores and big-box stores are nearby.
With Blue Mountain Resort & Village to the west and the renowned Scandinave Spa to the east, Windfall is also central to quaint shops, restaurants and entertainment. The site itself dedicates one-third of its land to parks, ponds, trails, wildlife and nature preservation areas, and other natural features, with each phase designed to be its own private enclave.
“People are second guessing where they want to be,” said Landreth, pointing to the ‘work from home’ trend. “They don’t have to be in the city anymore for the big jobs. They can branch out.”
